JOB DESCRIPTION - MAINTENANCE TECH
SUMMARY OF FUNCTION: Directly responsible to the Site Manager and Maintenance Supervisor regarding all aspects of maintenance for the community. Performance is measured by the quality of interior units, exterior maintenance and resident satisfaction. This is a “hands-on” position which requires knowledge of HVAC, plumbing, appliance and electrical repairs. The performance of the Maintenance Technician will be inspected on a continuous basis by the Site Manager, Maintenance Supervisor, Property Manager, Regional Facilities Manager and Regional Property Manager.
Below is a summary of specific responsibilities.
Complete work orders in a timely fashion and as directed by the Maintenance Supervisor and/or Site Manager.
Effectively service resident community by cooperating with residents, completing work orders in a timely, unobtrusive and courteous manner.
When performing interior maintenance, make note of other maintenance issues that need to be addressed, poor housekeeping or other issues such as unauthorized pets; notify Site Manager and/or Maintenance Supervisor of any problems or advise that work order should be issued.
When performing maintenance repairs in apartments, pay particular attention to life safety issues; notify Site Manager of need for work order and complete ASAP.
Perform unit turn-over procedures/punch-out assuring minimal down time and maximum quality. Complete or schedule all needed repairs as directed by Maintenance Supervisor or Site Manager. The Site Manager will conduct an independent inspection and should not find any maintenance problems when inspected.
Assist Maintenance Supervisor in keeping a neat and well organized shop.
Respond promptly to after hour emergencies based on the “On Call Guidelines”.
Identify and report to Site Manager or Maintenance Supervisor all exterior problems such as landscaping, dumpster enclosures, exterior condition, resident violations, leaning flag poles, broken playground equipment, etc.
Meet with the Maintenance Supervisor each morning and afternoon to discuss issues and plan day.
Comply with Worker’s Compensation regulations, OSHA safety rules and EPA refrigerant requirements.
Understand and adhere to all Fair Housing Laws.
Any and all additional duties and responsibilities as may be assigned from time to time by the Site Manager, Senior Site Manager, Property Manager, Regional Facilities Manager or Regional Property manager.
Physical requirements include the ability to lift and carry at least 50 pounds and to negotiate stairs and ladders easily.
